They do prefer to be somewhat close to a hospital, but walking distance isn't necessary unless you're in a very urban area where parking is difficult or they'll take public transportation.

I believe that if we buy in the right neighborhood (gentrifying but not quite there yet, close to public transportation into the heart of Boston) that the rents today will allow us to hold it for a few years until rents and prices start to appreciate.

Even if the cost of the structure is cheap, you still have to pay for transportation, craning it over your home, building a foundation, and digging/connecting sewer lines to the ADU.

If you read any study on alternative transportation, the statistics indicate the average Canadian will not walk further than 500m to reach a destination or to a transit stop.

When fuel costs increase, it effects personal transportation, transportation of goods and utilities.
