I have obtained a treasure trove of information over the weekend with regards to Mortgages, Rates, Suggestions, Training, etc which I believe I have a better understanding on what to do now.  

I literally just got started educating myself on this so my answers may seem a little fuzzy, but this is what I was thinking:-I plan on finding my inventory by contacting a county's tax collector/treasurer's office and requesting a list of parcels that are delinquent on their property taxes but are owned free and clear (So there's no mortgage on the property);-Exit strategy: Craigslist, Postlets, Zillow, etc (Too simplistic??)

I am new to investing, I will be focusing on Commercial Multi Family & some SFH flips in Palm Beach County & the Treasure Coast.

I would also hardly call 43612 ZIP Code a war zone...But I guess one man’s trash is another man’s treasure I guess but I have done quite well there.
