You may have a way out if developer did not fulfill all the terms of the contract because  of construction issues and delaying delivery of said condo by one year.

Just what some have done..3) Double Close - There are some title companies that will allow you to simultaneously close the transaction between you and the seller, and you and the buyer. 4) If there is enough margin, and you can get a hard contract from the end buyer (non refundable deposit for delivery of property), you could borrow money from someone and close on it yourself, then immediately sell it to your end buyer.

I think the most trouble I've seen is when people pay money up front for work not yet performed.As a contractor I always structure my deals to include a payment upon delivery of materials (reasonable amount to cover materials) and with smaller contracts (less than 20K) at a 45% draw at 50% completion and balance upon substantial completion.My profit is held out to the end but I don't wind up hanging myself out there for the full amount of the job.

When they could no longer care for themselves, their daughter helped out, hired assistance (boy down the street mowed the lawn, local church got them into a meal delivery service, etc.).
