It may be painful at first, but in all honesty, I think you could have something really workable and usable within a couple hours. 

I ask because while low income areas might seem cheaper they come with their own issues that might not make them cheaper or workable after you buy them.  

They have interest rate of 4.5% and when I called chase they can give me 80% loan but 5.5% rate.. not sure which one will be more workable for me.

Knowing what I know now since purchasing the California multi-unit back in 1988 and paid my share of sweat equity rehabbing and managing it from the East Coast with a workable system, I'm excited to expand and roll-up my sleeves to leverage our equity to buy vacation rental properties in Orlando, Florida for PA snowbirds and retirees and properties in the Philadelphia/Montco/Del-Chester regions.    

If you're sending post cards, be mindful that you need to send at least 3,000 to get a decent number of workable leads. 1398 yellow letters are fine because their open rate will be much higher.

Selling the houses is the easy part, it's getting workable deals.
