In order to get the attention you want through online ads (which last I checked Facebook ads require such a wide range for the demographic that it is almost not worth it), you would likely need to spend literally thousands of dollars. 

If it's wide open, that should be a red flag.

Jersey City, Weehawken, Union City, West New York all offer great commutes into Manhattan with a wide variety of properties that are priced below anything you’ll find in Brooklyn.

Finally- on the sale side- the mortgage assumption is a nice sales angle, but your buyer pool is really small for that.

@Clay Hall, I’ve looked far and wide for a lender that will do HELOCs for properties that belong to an LLC and I have yet to find one.

I'm just waiting for all of the people who bought Florida land in the past 30 years -- when global warming became widely known in society -- want the federal government to bail them out for declining property values even though they knew they were buying in vulnerable areas.
