The property itself should bring in revenue ( even if you choose not to live in one side) and generally a bank will accept a portion of that rental income into the calculation. 

You will learn a lot, but you just may walk away with new friends, new partners, and maybe even someone who can call a mentor.

I think it will be good to look for a balanced approach.

After getting the funds letter, which clearly states no appraisal was needed for this property, at the day of the closing, they came back and said no funds will be released until we get an appraisal.

deals will be what you make of them - there is nothing magic about going thousands of miles away just for a slightly lower price point. 

You will recognize it because you will know relative value.  

As a person who has lived in NC & SC and Phoenix, I would highly suggest AZ.
