Think hiking, mountain biking, white water rafting and a community overall focused on all natural things and sustainability.

Really what I am trying to figure out is what is the ratio of value for the various things that different partners would bring to the table like: down payment, long term management, rehab labor, acting as contractor for rehab but not doing the work yourself.

My cleaners take a video after every turn, my team goes in to check everything is good after cleaning and record salt and PH level logs and I have a licensed plumber who is in charge of maintaining plumbing, water heater, and boiler system with logs.

The interior will need to be repaired and repainted.I've done several 1900 - 1920's and while they usually have good bones, the electrical can be underpowered for today's needs, and the water lines can be corroded galvanized or even lead.

Primarily desert washes, but also near a creek....So I would go knock on doors and ask neighbors when it has flooded and what they think about the area......maybe call the County water board and ask then what has happened there in the past.

It covers internet, water, trash, cable, and exterior (roof, siding, etc.).

In case I have to sell or I quit running STRs I wouldn't want to be under water out the gate.

So adding this to my prospecting plan may provide reach to do deals that I may not have had before simply circling the usual watering holes.

I don't know of any title agency that would handle a closing like that since you wouldn't know the amount of funds needed to bring to the table until the minute you do the signatures....but maybe you can find one.
