I would argue that the three biggest things that differentiate a hotel room from an Airbnb are uniqueness, a washer/dryer and a kitchen.

My cleaners found proof of Arbitrage (2 IDs left), smoking (marijuana found) and my dish washer is broken.  

Two things to consider to help you create as much demand as possible: make sure you have a washer/dryer available.

Obviously I plan on increasing his rent to market value and switching utilities but hesitate increasing it past 20% due to the fact that during our walkthrough he seems like a solid tenant with a very well kept unit and even bought his own washer and dryers in the unit. 

Provided I am to report the Airbnb activity on Schedule C, can I use the net loss (from painting, decorating, repairs, purchase of washer, dryer, furniture, bedding, linens, towels, etc) for 2019 on this activity against other active income such as W-2 income?

@Alexandra Joy If she mentioned she might be moving soon make sure your notice policy is clear and she doesn't think that was her notice.

They were able to deliver my washer/dryer no problem.What you can do is check with Lowe's or another local stores and tell them your issues.
