I agree very much with @Neil Henderson that unless a real estate portfolio is diversified across asset class, geography and operator then it isn’t fully diversified.However I would add two more things: strategy and vintage year.

So you're right, a 60s vintage building probably has less risks. 

@Eric Munson  that's about right on price and rent might be a tad high based on my lending experience in Deltona... most wholesale deals are 40 to 60k but those are 3 bds and same vintage of course.. but the 0% and no money out of pocket are a super way to buy.When I had my unfortunate experience of ending up with a couple hundred SFR's that I foreclosed on I sold many of them with 0% interest.. of course we got monthly payments and higher than normal the homes were negative cash flow for the buyer but they were free and CLEAR in 3 years... so it was a win win

They are 80's vintage but in good shape, water is landlord paid.All of my properties are in a smaller town that doesn't really compare to something like KC though.

@Steven Kleppin  any vintage home will have an inspection report that will scare you if its your first time buying. 

Is it better to focus on vintage trailers like Airstream, Streamline, etc or just run of the mill trailers.  

Most cities/counties won't give a permit to move that vintage.

It is an excellent training tool that will help you reduce the chance of mold becoming a problem.We invest in vintage homes.
