Real estate is not my of my knowledge base at all but I want to start working on building passive income now (I’m 44). 

If an investor has the time, knowledge, capital and experience to be an active property investor then there are a number of strategies , that, depending on the economic market can be used to accelerate wealth building.  

I wouldn't accuse people that write listings to be knowledgeable in insurance.

I can relate to where you’re coming from as I’m also new to real estate investing and actively working to build my knowledge and network.

They’ve taken payments for premiums and not bound the policies, and let the policies lapse without my knowledge.  

Once you start to get people in there to look at project to project, that will give you a baseline then you'll start to gain more knowledge on where you need to be on the pricing/estimates etc.
