This could be a bit tricky since the tenants have been there for so long and I do think that even getting close to the market rent is going to cause some upset/tenants moving out. 

Thus, again, raising rents by 3% or 4% each year is imperative.Anyway, the PM told them it would be 10% a month gross rents, and the owners got very angry and upset. 

I think you have little to no clue what your talking about, that there is at least some component level of jealousy for this guy @James Wise who is blowing up all over YouTube and BP that everyone is talking about, and you watched a deal episode with the blinders of jealousy on and found some points that upset you and set out on a mission to find some kind of flaw with James WIse to yell from the Mt tops.

The next day, the neighbors were upset that I am blocking their window.

If you have FOMO and pull the trigger now, I suspect future you will be upset.
