No lender in their right mind, would ever allow a borrower to intentionally or even unintentionally violate or pull fraud.

(Denver water also had it listed as a triplex)  Best part, this was all unintentional too.

Your personal and necessarily limited experience of "not knowing many people who were charged for something they didn't do" is not a good test to apply to qualifying someone for housing.Please do be aware of Fair Housing and discriminatory practices - if you choose to be a landlord, big or small, it is your burden and your duty to learn where you may be unintentionally biased and end up engaging in discriminatory practices.

@Alberto Medina I think you may be running into an unintentional road block.

You should always read the loan documents to make sure that any of the strategies above do not trigger the due on sale clause, otherwise you might be unintentionally committing loan fraud. 

Also, what should I do to make sure that the agent is compensated for all of their hardwork if I'm just getting the assignment fee and stepping away.Very confused and concerned that I might unintentionally put someone in a bad situation.
