They typically have a free two week trial, I would test drive a couple and see which one fits the best for you.  

First you call the court clerk and ask how far out trials are being scheduled.

I'm not an attorney so please consult one in your state to make your decisions.You could propose they master lease the property as a trial period BEFORE you agree to purchase terms which would transfer title. 

So this is a bit of a trial for a new contractor.

However, I did not get most of what was promised AND they charged me after I canceled before the trial period was over.
