There are still other factors to analyze before making that decision.

Give sellers the space to make their decisions without rushing the process—trust takes time to build.Listen More, Talk Less: The best closers are the best listeners.

If all your eggs are in this strategy for your move, I would strongly advise doing some underwriting and research concurrently with this selling decision.

If they can get what they want, they'll sell - often trading up for a larger property by way of 1031 exchange. 

I dont know enough about oil and gas right etc to know how those are transferred or traded. maybe a UCC filing.

It is something I am interested in doing in the future, potentially even this year, but I am curious how to put concrete numbers to this decision.  

It would serve you well to discuss these definitions with appraisers and perhaps your local building authority before making a decision. 

However, based on your timeline, it seems like your decision may have already been made.
