It went back to being full of garbage and of no use to anyone.I have done this for several other "groups" but it almost always ends up in the same spot because people start to dispute what is spam, what the rules are, and the trolls always say not that their posts are ok, but that they are technically allowed.So, I would be happy to help, but there are other consequences to me helping. :)

This may actually be the best method to prevent the sale from being discovered, but of course there are other potential pitfalls.Under federal law a transfer to a trust where the grantor retains the beneficial interest WOULD be exempt from the DOS... but notice how in the context outlined above the exemption would disappear.So would I still technically own the properties after closing?

The easier solution is to make the basement technically part of the 1st floor even if you won't use it that way, getting a third unit approved is not something that will be easy.
