Truly only meant for someone sincere and willing to listen and follow them. 

On the "most will not cash flow", I meant it as an expectation of rates vs. output.

Shared laundry meant a fifth utility meter and high water costs that I paid.

And again, you'll get advice from posters that could not care less whether you follow it to the "T". 

STR's, if done right, are viable long term investments meant to cash flow at a reasonable enough level to properly maintain and improve them. 

Some people that my broker knows spent money on an attorney to draw up a contract who meant well but caused more harm than good.
