I was under the impression I needed a considerable chunk of change to start, until I stumbled across a book by BP recently.

I just never real knew where to start until I stumbled into BP on YouTube. 

I am trying to figure out the steps in which to take in regards to purchasing my first rental home, and I have a stumbling block.My question is, I am going to be using a hard money lender to fund a majority of the property (approximately 75%-80%) then do a cash out refinance at the end of the term into a 30 year conventional note.

You could stumble upon something with an exceptional yield but your 30-40% is not the norm and would be rare and very hard to find.

I have purchased a house last month and moved in (partially) and stumbled across someone who needs to rent a place in town for a few nights a week. .. 

I am looking at renting the master suite out and stumbled across someone interested in renting a room part time so might also rent an additional room like that to them if we can figure out a price that works.Then I ran across a FSBO in a great rental area...
