The owner also needs to save for big ticket items that may need to be replaced every 10 or 20 years such as AC, hot water heater, furnace, roof.  

They usually cherry-pick fire and safety related items from new editions of the building code that just can't wait, in their opinion.

I didn't see a budget line item for furnishings, interior design, and amenities.

Once you’ve made the improvements to your property, you should have the receipts to justify the cost of all newly added items.

Are you going to negotiate inspection items, contingencies etc.

Some houses have so many decorations, misc. items around the house it is difficult to notice when things go missing over time.Hope this helps!
