That's a great place to start, we have over 1000 local members and hold about 20 meet ups a month.

Most larger communities will have a Homebuilders Association, i would start networking to find a builder that can finance the construction. 

It’s not a place where you can just buy anywhere and expect success.

@India H.When you're diving into real estate investing, especially through auctions, it's essential to have your financing and structure in place.

Which i've started to message some with out any luck so far.  

I hate to say it but it's starting to feel a bit like 2007, with sub2 being the new subprime mortgage...

@Alec Barnes As the owner of a property management company in Texas, I completely agree that a solid screening process is essential for placing quality tenants.

They do know and want something in place you will have to go back to them to fix, or they're doing their best to go with the client's unrealistic wishes and don't have the guts to tell them that won't work.After dealing with plenty of these, I will tell you what I see works best. 

For anyone starting out in real estate, I hope my story gives you a sense of what to expect (the good and the bad!)
