Sprinkle on a couple few years at the head and tail of each cycle to allow for defaulters to exit and cautious/smart money to slowly accumulate again. 

The lower end of the market is dominated by small banks and credit unions with a few non-bank financing companies sprinkled in.

My five year vision for myself, is to have a mixture of single family rentals, perhaps small multi-family as well, and some flips sprinkled in each year, to generate enough cash flow for me to be financially independent, while maintaining assets to build wealth. 

No structural changes need to be made to your property for these individuals such as (wheel chair accessibility, ramps, sprinkling systems etc.

I also was a student of architecture, which came with a sprinkling of urban planning.

You may want to mix up the types of letters you send and sprinkle in some phone calls but you have the general idea here. 

In retrospect I would have sped that process up.I would also sprinkle in overseas travel.

Sprinkle in a couple of unhappy tenants complaining, and sitting in the basement waiting for the furnace guy and periodically hitting the button that restarts the furnace and of course it wasn't all that warm.
