I like the idea of 10-20% lower than comps , especially in slower months. 

The price per sqft is very high for an office built out for medical use.. however, there is an in place tenant paying strong rent with 3% increases for 10 years (close to 7% cap, NNN)What I don't understand is why the tenant agreed to pay close to 2X market comps in rent in price per sqft per year for this facility.

USPS contract workers building a robot to sort mail, Travel Nurses, Professionals relocating, A medical group rotating out their new surgical Dr. residents for training in jax  :) A husband of 33 years that got pushed out by his wife - hoping to go back.. but he is still renting from us ...yikes - no judgment! 

Medical costs....

It's ridiculous, 1 mill a year167 props,  with 50k in saving and credit of 8k, come on , I am saying this post reads like a FB post, Mr/Ms Admin,Bob may be suffering from dementia or some other kind of medical issue.

Also it would mean I get a different tenant pool for example travel medical professionals, displaced people due to insurance claims, digital nomads, etc and I really want to expand my knowledge outside of long term tenants and challenge myself to have a diverse portfolio of real estate! 

Perhaps not the best example, but  what you are doing is no different than a medical patient who walks into 6 doctors offices with a broken finger asking to be treated with radiation.

What does Baltimore offer , it has rental inspections , highest property taxes in the state , worst schools in the state , high crime rates , higher insurance rates , longer time to evict tenants , slower appreciation .

In the slower months I have struggled. 

It’s just 7 miles from the beach, 2 miles from a large new hospital and medical campus, and within 2 miles of the county government offices.
