In comparison to my higher quality properties (B or A), I did not find the cash flow on paper to actually materialize. 

The two comparisons that keep coming up are:1) You pay extra to the mortgage to try and keep up with the first position HELOC strategy. 

The real comparison to make would be between the returns you can get in your retirement account using leverage vs the returns you could get if your account does not use leverage.Taking the funds out of the retirement account as an early distribution can result in taxes approaching 50% based on a few factors.

Jump on Zillow and look at the rental listings in your area.The data should allow you to do a rough comparison of price/sq ft.

Cohosting and learning the basics of property management will go a long way in comparison to trying arbitrage. 

and that's before knowing the genomic sequence and seeing its clear human manipulations.

@Eric James,The common comparison is that it's like "pushing a train".

The costs of a QI are also often relatively minimal in comparison to the interest and penalties you would pay if it is blown up.You are also parking significant sums of money with the QI - that alone is worth using a reputable QI to ensure your funds don't disappear.
