I tried to get my parents to let me take a gap year but they insisted I go to school immediately and I only stayed there for a semester because I didn't have money and couldn't find a job while I was there so it didn't make sense for me to stay.It's not necessarily that I think college isn't smart, it's more that the standard recommendation when talking to high school seniors should be more along the lines of, take some time and actually figure out if it makes sense for you.

etc.Think of how expensive just one semester of college is these days. ($15 to $20k in many places)So if you get some good education and it doesn't cost you a lot, it's still a win.The BRRRR method worked a lot better 5 years ago when prices were still depressed and rising.

You need to be able to communicate effectively with the person painting walls as well as the person underwriting your loans.I think a STEM field would give him more options but get that's a hard sell if he's set on real estate.That being said, much to the chagrin of my family of educators, I flunked out of a couple colleges before I was 21, and had almost clawed my way to an associates degree before I took a semester break two and half years ago when we were expecting our daughter.

Turn-over will be high, and you will need to market your property during the start of each semester as vacancies happen.This is just a few points, I just realized after typing these I can play the pros and cons game all night lol Students are a lot of work, but they are worth the return if you don't mind actually being a part of your "empire"
