I put down 20% plus closing costs on all of them.I don't know all of Brandon's deals but I believe he got some hard-money loans, borrowed money from relatives, and at least one of them involved a credit card (which he doesn't recommend).You can read "Investing In Real Estate With No (And Low) Money Down" to get an idea of some differents strategies or you can scour the blogs and forums and collect the information for free.

If you have more time you can bargain hunt, pick up free stuff from Craigslist, spend more weekends scouring second hand stores etc.

I've scoured the MLS for about 8 wks now and found several "potentials", however I'm not finding any success yet in striking deals via this method. 

It's good to hear that you're in favor of scouring the MLS.

You must be thinking that I'm saying something I am not saying, because what I'm saying is purely common sense, no extensive scouring of data necessary.

I have been scouring the internet and testing out some marketing strategies looking for my first deal with no luck so far, but I am committed and determined. 

I only used it as a reference when I had a question before and since then started scouring the site, posting on the forums, listening to the podcasts and meeting members offline. 

I would scour the newspaper classifieds right in the store and make daily calls to the possible sellers that listed their homes along with calls to any mtg company in the yellowpages that mentioned private or hard money.
