Since I am married and have school age kids, I place a real premium on minimizing my management time. 

The lower unit is small and gets rented 6-9 months at a time to traveling school people like occupational therapists.

I believe once the schools catch up with the influx of wealth South Florida will keep appreciating.

As a multifamily specialist there, I do mainly two types of housing: affordable (DSS, Section 8, CC), and students.Binghamton University is a massive state school that's outpacing the higher-ups' expectations for growth, and has been for a few years now.

I’m partial to an old-school lever action marlin in the same caliber as my sidearm (lightweight .44 if I’m in grizzly territory or .357 revolver if not) myself. 

But the Midwest duplex in a good school district neighborhood.

I'm barely considering my second house, just bought the first in Jenks school district 10 months ago.
