I've been watching Chad Carson's videos and his approach of accumulating more properties than you need, then start using that income to pay off mortgages and cull the lower performing properties makes sense to me. 

Making memories with family and friends for pictures and videos become what is most treasured as people get older and more life experience.

I'm not saying I won't ever represent myself, but the commissions aren't relevant in the grand scheme of things to me because there's plenty of money to go around everywhere if you're doing this right.

You left out information that maybe relevant such as taxes/insurance per year, maintenance cost anticipated per year... plus other expenses depending on rental such as management fee(if you aren't manager), advertising cost to acquire renters, etc....

They are underwritten primarily based off of the property not the borrowe so your W2 nor DTI is relevant.
