Columbus, OH has plenty of development happening that have been bringing in workers from all over the U.S. and with a great inventory of A+ homes in the 400k range, it's definitely worth a look. 

First hand it's doable but you need to develop a trustworthy team. 

Instead of platforms like Angi, try building relationships directly with contractors, architects, and developers.

Given the location and how the town has been developing it seems like a good investment opportunity for rentals.
