After over a decade of building, it’s difficult to even start rebuilding.

@Mauricio SandovalI was getting extremely high insurance quotes for our properties in Ohio, then I realized after reading forums on BP that you have to ask them to quote you on Actual Cash Value, not rebuild cost (which are extremely inflated during these times of supply issues).

My view is there is risk in unpermitted work including getting caught and having to come compliant and/or not being able to rebuild if something happens.  

I have been working with a GC since June 2023 on a gut and rebuild of a duplex in NH.

We paid for the property in cash and plan to pay cash for the rebuild.  

The home is totally damaged from fire, where it would need extensive repairs, likely a rebuild.

We will be tearing down the property and then re-building so all the hours spent on that can contribute to the hours needed to qualify as a REP?

The quote for 4k+ sounds like mostly shower rebuild cost after tearing it down, which might not be necessary.Did the plumbers tell you what the the problem is?

I got back a drop in the bucket and have been trying to rebuild ever since.

However, the appraiser says that the stairs are of safety concern, and I need to be rebuild to code.
