If the current interest rates are low, you are interested in buying more and your debt to income ration won't impede you buying more....I wouldn't pay them off aggressively.

Well, think of the concept of dollar cost averaging in stocks — instead of buying stocks one time, you invest consistently.

All, you need to understand the concept of "Offmarket deals" first.And I see SOOOOO many make this mistake.Everyone rushes into a frenzy when they see the words "Off-market".

For the most part, dealing with people driven by emotions and incapable of rational thinking, I didn't bother with ANY of it.

cant pull those off with smoke and mirrors :)   and of course my bank that has loaned me about 60 million to build all this thinks I have morals and character as its the cornerstone concept when lending this kind of money on spec builds.. you dont have it you dont get the money.

There's definitely a push towards jumping into larger deals without adequate credentials based on the "team" approach concept where one can assemble a team of capital raisers, deal hunters & guarantors who all become CO-GP's.
