Keep in mind with a 1031 exchange, it's important to ensure that the total value of the replacement property is equal to or greater than the property you sold.

Your primary home doesn't produce cash flow and is a pure expense.

I had to replace doors, carpets, repaint.

When I replaced the furnace a couple of months ago, I also installed a new 7 day programmable thermostat.

One thought was to replace to large commercial tenant with a company that had a similar profile.

Echoing some of the comments from others on this thread and adding that the LLC is purely for asset protection and limiting your personal liability. 

I have financed a number of STR properties and they will usually be appraised as a pure real estate as vacant value and a cash flow adjusted commercial value, sometime separated as going concern and real property.  

It's pure BS that you're going to pay $15k and someone's going to bring you a $50k profit.

If so, and you're looking at a purely rental property (not to live in at any point) you could consider opening a self-directed IRA to invest in the new property without having to pull money out and pay penalties?

Are you planning to live in the property or use it purely as an investment?
