I can interview prospective tenants a bit at the open house too, informally. 

You could certainly do a cash-out refinance after two years, but it's hard to say if you'd be able to pull a lot of cash out since it is unlikely your prospective new home will appreciate so fast.  

If I don’t want to use a PM company, what websites can I use to prescreen a prospective tenant? 

As a company we are considering a third party that offers virtual/face time walk thru's where human engagement occurs from the first phone call, until 11pm, weekends, holidays included- where the prospective tenant is loosely (virtually) tethered all the way through showings, feedback, follow ups and ultimately application process.

(This, of course, depends on one's assumptions about future appreciation; the prospects of which I have my doubts.)

While condos might be all someone can afford to owner occupy or invest in enter at your own risk and if they are talking about future special assessments you will likely scare future buying prospects away.

We’ve published blogs and courses on this topic for a few years but unfortunately we still see the incorrect application of law on 70% of incoming STR prospects!

For prospects seeking to rent many months in advance we are typically declining those and seeking to lease up as close as possible to the next available date so as to prevent potential gap periods that will be harder to lease.
