So I say draw a big circle around DFW area and look around that circle edge….and possibly outside it….so for example on the north side Justin and Ponder and as you move along the circle...Denton and Krum, Aubrey, Sanger, Pilot Point, Prosper, Melissa, Anna, Princeton, and north to Sherman and Denison and all the small towns in between there and McKinney.

I have never found a person that thinks taxes will be LOWER in the future- DECADES from now (for people actively working and pondering this question).

I am not in your local area but here are my thoughts on the questions you are pondering.1.)

Can I do something immediately to ensure it is not lost...The last one is a wild card and is a risk adjusted play...If I found the limit was 2 years, and I knew that the site was vacant for 5 years I would ponder who else actually knows, and can they prove it?

If your rents had increased over the last 10 years like my market, the numbers would be doubled or $66K/unit in missed rent or $396K for 6 units.Somethings for you to ponder is keeping a good tenant worth $33K?

It may be more economical to just put a 100w lamp in there, or redirect some heated airflow.. one or both will likely be needed either way, tenant or not.At this point I am just trying to ponder who would be a potential tenant - staying at a furnished place at the lake village, during winter months only… some nerdy person seeking solitude?

we are placed right in between two other "trendy" towns that have a fair amount of tourism (although this town does not especially attract tourists the neighboring ones do) and we would be walking distance to the restaurants.I really like your thought on the mobile being 50 years old in 12 years though. good thing for me to ponder.
