I don't personally care about checks anymore so that wasn't an important feature for me. 

I did my own review on bigger pockets.

For example of above, there was a person I know, they bought a house for a rental, the square footage was enough to make a 3rd bed out of a dining room, that would increase the month rent by $400.00 a month if they did that..

I want properties that I am proud to own and if I was personally looking for a rental I would be willing to rent. 

I've personally invested and work with investors - it's critical to get your numbers right on the front end.

With the exception of the property I'm about to enter escrow on, I haven't done a down payment of my own since 2015.

The entire point of owning rentals is to actually own.
