What about running the audio through some inexpensive dictation software such as Dragon, then hiring a VA at $10-$20/episode (as discussed in 4 Hour Work Week) to piece together any missed translations?

They're pretty much done putting more effort into the place, they want to get out of it, but see the process of putting it on the market as a big effort and a drag on their current lifestyle and situation.  

I've seen some title issues get cleared up VERY quickly, and others just drag on and on.

Evictions can sometimes drag on for several months (possibly longer if they file BK last minute).

Listen to this advice close, you don’t want to get into litigation with these yahoo’s, although there probably are little funds available for litigation it will drag on and on for all parties involved starting next w/a letter from their attorney, then you will have to hire one to respond and possible go to court.

If you dont it will continue to be drag on your property value and a downer on your lifestyle.

I should have evicted them immediately but let it drag on for months with sporadic payments and promises of windfalls they were owed by retirement cash outs and the IRS etc  because I felt sorry for their continued sob stories. 

-Wholesaling.I understand that to invest in real estate I will probably have to take out a mortgage and then use it wisely to make profit from 'A' method of real estate income because I don't think there are many dragons den offers around so let the risks be mine!
