Hey Ontario, I was wondering as a real estate investor and an architectural designer -How often do you get permits for repairs and changes?

@Neel Patel my architect charges $2,000 for architectural drawings, 3 copies of blue prints and postage.

We're looking for a good licensed contractor who can do a large 6-unit property with architectural drawings in place.

@Tiffany Milan I should probably also mention that I was in college getting a degree in architecture over the course of that internship.

The architectural plans and construction were approved and completed.  

Whatever you do pls take care of it and take it to a architectural reuse store its cool :)

@Jon Klaus  Jon as we know this is all regional I am always amazed at how cost effective your builds are in Texas I have a 2.2 mil spec going in Charleston 2600 sq ftt and that's going to come out at 300 a foot. not including the lot of course.. which was 570k. in this instance no pilings but we did elevator 20k .. what does it in the historic district of Charleston is all the custom items you have to buy siding roof windows architecture 60k in hard scape landsape on a 4k sq ft lot.. that type of thing. when we are out of the BAR heavy duty areas we are building at 100 a foot or so.. 

Myself I have a building  background and possess journey level skill in almost all trades except maybe doing concrete work and I am also an architectural designer so I perfer properties that can be increased in value through forced appreciation and look for properties where the zoning, set back, and other requirements allow for adding square footage to a building but others perfer invest in turnkey properties already fully occupied whereas I like working with empty buildings.
