By making a big fee going in on a larger property they manipulate smaller pref and split to themselves hoping the investment pans out over 7 to 10 year plus holds.Some larger deals can be great but on value-add stuff I am typically debt adverse. 

With that said, the buyer can still proceed with the sale if they are comfortable & able to overcome the appraisal gap and/or a solution is worked out financially between buyer and seller to make it feasible.So if appraisal gap is a concernBefore accepting:- Ensure the sales price on the contract is inline with market expectations. 

What struggles/frustrations have you encountered with partners and how did you overcome them?

I would love to pick your brain on scaling and any major obstacles you had to overcome and strategies used to grow your portfolio! 

This biggest thing that helps Lexington overcome Louisville (IMO) is that the supply and demand is greatly affected by the urban service boundary.

To overcome this, I believe it's all a matter of changing our habits and committing to living a better and healthier lifestyle.

What has been the biggest hurdle in the last few months and how did you overcome it?

I'd ask a different lawyer what my options were and if there is any consideration I might receive from "adverse possession". 

This makes more sense to us than relying strictly on  rigid yes or no criteria where any negative  disqualifies a candidate entirely.Some criteria is weighted more heavily and can overcome negatives. 

If the latter is your issue, you're not equipped and you're going to tap out in whatever market you invest in at the first sign of adversity cause you're weak.
