Hey Kris, fees will vary in different markets but not by a lot. 10% is pretty normal around here (coastal carolina) & at least for our company, it matters not if they are in-state or out-of-state. 

The lender is not normally aware that a "wrap" has been done. 

We started raising the rents on the 3 and 4 BR units until the rate of leasing slowed to a normal pace.Fast forward two years and we found ourselves with higher vacancy on those same units. 

We normally get a ton of candidates but few that make it to showing status. 

A little higher than normal per FB.

Normally, we don't make rent increases that soon as we want a chance to see how their payment record is.

I'd like to see those normalize. 

But you can’t charge for normal wear and tear so the PM is probably being careful about that.
