Find those sections in your docs and file suit...it seems you've tried the nice neighbor route, so you need to simply press the issue legally now.

It is the most popular software in the industry and all CPAs know how to navigate it which is nice.

You can match the investment more to your specific goals/risk tolerance: i.e. nice property, with long-term fixed debt, or sketchy property with lots of upside, single family, 2-4 unit, etc.  

There are some nice pockets in both Chandler and Gilbert that do well as short term rentals.

I have seen "roofing contractors" who sub work to a guy who subs work to a guy who subs work to the actual install crew.
