How do you actually know the purchase price others are paying and their margin?

I'm not sure I can copy and paste my Excel spreadsheet, so i will approximate the numbers here.Strategy:Take a Home Equity Loan (second) on our primary @ 5%.Pay off existing HELOC (variable, at 7.5% now), use remainder ($120k) to buy the land (plus 30k of our own cash).

We have the drive to achieve whatever we put our mind to, the skills to create a very unique and desirable space, and the finances to back up our investment.

You have to pay people to do things for you, you would normally do yourself.

They don't mind higher vacancy rates then SFH might be an option.
