Trying to create a metaphor here based on the popular Reddit Question: "Would you rather fight 100 duck-sized horses or 1 horse sized duck" and draw parallels to apartment vs. single family home investing.

I'm sure there's an acronym somewhere but it really doesn't matter.But, we've also done some deals that probably aren't as great as they could have been, we could have waited and got better deals, but we have one small problem - we don't have a crystal ball.So we play the game the best we can today, rather than worry about the deal that may or may not happen tomorrow.However, of the bad deals, although they may not be as good as we want it opens doors (both physically and metaphorically).For instance, we got to a size of SFRs (with the bad deals - grass still needs cutting) where my wife employed a gardener for two months whilst I was away.

I'd call it a nice home run but maybe touchdown is a better metaphor ;)  Holler if I can be of assistance.

@Tatiana Duarte,To use a metaphor, when the down pour begins, it's too late to go shopping for rain gear.Trying to get properties into a business entity structure is greatly more complicated than doing it right the first time.Remember this about insurance without a business entity structure: if the insurance pays out, it means litigation was brought and you lost - your ENTIRE ESTATE is now exposed and at risk.

I've used a fishing metaphor with my investor partners, but I like the 'unfair advantage' phrase.

And even though we know it didn't take them just a half-hour, the shows trick us into thinking 2-3 months is much faster.It's like the vaccination against stupidity wears out every 18-months and we have to do something stupid to act as a booster shot (Sorry about the vaccine metaphors.

It is being used as a metaphor with the hopes of gaining a little more insight on a real life scenario…Assumptions:You have a successful non-real estate business and your life is in order.

For the literal thinkers out there that believe that the best way to learn is via Non-fiction, remember that most of the best teachers in history used parables, metaphors, fables and other fictional methods of teaching.
