So after closing I was finally able to get the contact info for the seller and the tenant and she told me she has not given any notice to them except that she texted my info to them when I asked her to notify the tenants about the sale & if she gave them the 30 day notice.  

This has been a horrible experience and I am really hoping she is out by May 31, otherwise I'll have no choice but to proceed with eviction which she already told me she doesn't want to do.Thoughts please...

She tells me she gets nervous when I talk to people about rentals that we own and 401K's we have.

However, the fact that she's not proactive enough to kick out dead-beat tenants for 18 months tells me she probably won't take the steps to remedy her situation in any other way.

The realtor told me she would list both of them at $130k each and expect them to sell soon.

More than likely she probably lost the mailbox key and not telling me she did, or she is having someone else picking up their mail there and using that address.

I call the court and the clerk tells me the tenant came in with his court notice they mailed him, and sure enough it did not have the court address on it, the printer skipped it......she assured me she has never seen this before and it is rather odd.

Luckily for me, she said all I need to do is pay $100 and sign a form to acknowledge I'm assuming the property with these violations and must have a clear re-inspection done prior to sale to a homeowner.

Cut to length, maybe chamfer the corners, maybe run a router along the edges if you're feeling really fine. 

Without saying, to me she is the best CPA in the bay area.
