Not that things don't go sideways when agents are involved, they certainly do, but at least agents for the most part are educated on how to detect scammers, how to protect their clients, which title companies and lenders to trust, how to vet buyers, what to watch out for and how to avoid bad situations.

The marketplace is always evolving, so may eventually see more listings where sellers only set their listing agent commission for marketing the property and negotiating on their behalf, and not offer any buyer agency fee up front, and just settle on that in the Offer the buyer agent brings them.

Facebook marketplace may be a bit more work butdefinitely worth exploring and looking up reviews for different brands peopleare selling.

It is not your responsibility to be a detective and determine why.

Goal: To establish trust, recognition, and familiarity in the marketplace.

So maybe just publicize it on FB market place 

I'd try to post on CL or FB marketplace if you want to see if anyone is interested.

Post on craigslist, post on marketplace,  get A LOT of lines in the water and you'll be more likely to catch a fish.

That's because it isn't really considered in the marketplace as an LTR staple.
