I often have tenants who don't pay the last month's rent because they think the security deposit will cover what is owed. 

If the loan lasts many years or it becomes a problem child, the points we get does not cover all our efforts.

There are companies such as Cover that offers a full service ADU deliverable from design through construction completion.
