As long as the buyer prioritize lower monthly payments and is confident that they can manage the long-term cost of a 40-yr loan - If the buyer plans to stay in the property for a long time.Also, be sure to weigh these two drawbacks to a 40-year loan (paying significantly more interest over the life of the loan and building equity slower as compared to a shorter loan term).

In this case, a DSCR loan will be much better since you can do a cash out refinance with no seasoning requirement as long as you have documented rehab on the property.

my RE income from my rentals is semi-passive of course... so less active than W2 but more active than dividends or social security.I just dont really see owning rentals as passive to me its active if your going to stay right on top of them and have them perform like you want them to ( this is specfic to owning C class low B class sFRs  Not those who might own 100 unit apartments with professional management those are passive as long as they are working good. .
