We have had work crews from a local lab and solar farm (separate bookings, obviously) for 3-8 weeks that rent the whole house in the offseason.

The seller would have to be paying us to take the property if we wanted to make that amount.We make use of the tools here on BP to help frame out a deal as well as using our knowledge of the local market to gauge what a property will be worth renovated.

Also confirm if its a planned community sometimes they have multiple HOA (master and local) that this can fall under. 

To invest out of state successfully, focus on building a strong local team (agent, PM, contractors), automating deal analysis, and using contingencies to protect yourself.

You'll have a slight disadvantage compared to the local population, but nothing that should crush you.

from those I know the way they got going was to buy a 4 plex when it went up in value sell and buy an 8 when it went up sell buy a 16  then a 40 then 100 extra and you need no partners.. you grow it organically. however of course this is not pay 40k and your instantly an apartment owner..

Check with local realtors for handyman recommendations. 

If you're focusing on rural properties, sometimes local community banks or credit unions are open to these types of deals.
