I had a STR in another market get shut down by zoning, so I put construction workers in there on a 30+day stay over the summer and now have a MTR tenant to keep the lights on through May after which I'll sell since I have no guarantee on having another 30+day contract next summer.

In light of that did the developers wind up getting a pretty decent deal out of this after they took a big risk on a property with crazy restrictive zoning and no clear path forward prior to purchase?

I don’t understand why everyone gives so much anxiety to the due on sale clause.

Something that didn’t need a complete overhaul but something that I would do light cosmetic cleanup in a good area.Reason being is that let’s say I bought a 5 unit building for 500k and put $100k down.Let’s assume that building has $100k in annual gross rents.

U already noted closest we put NO WIRE closet racks in our finish carpenter does all our closets.. the other thing we do is put a light in each closet on a switch small thing but man do they like that ..
