What you always want, in any eviction before any district magisterial judge here in my area, is a clear open-and-shut case where you are obviously high on the Mountain of Right, while the tenant is deep in the Valley of Wrong.But I don't operate out of Dallas and I really can't tell you with any real authority what's best there.

As the old saying goes, The Judge told the defendant representing himself in court that he had a fool for a client. 

I guess I would say a safe bet would be to use the hard money lenders numbers for a base line to judge houses by.

Judges are not as tenant friendly and you can expect a normal eviction time frame.

Your lease is likely have your name on it anyways.If they are going to sue you and you go to court, I can just imagine seeing the "victim tenant" telling the judge how you misrepresented yourself to them.You will be surprised when tenants find out you are the owner.

So if you want a true solid evaluation of their program you need to judge it buy how efficient they are in teaching you how to generate MOTIVATED seller leads.. not just "seller leads".Then you find the students that didn't take selfies with their paychecks.

If I contract a home and use you as my inspector, since I have never used you before and don't have a way to judge your work, would you be willing to do the inspection without any signatures or agreements and let me see if I appreciate the quality of your work enough to pay you? 

And the same goes for landlord tenant laws in many states, and in MA rules can change by town, county, or sitting judges predisposition.
