Also the insurance market is "hardening" which means most people, state farm or not, are going to start seeing rate increases on all types of insurance.

So think durable when you renovate or harden your property for the high energy lifestyle that students tend to bring.

From what I can tell the units are pretty hardened for long term abuse.

It hardens over time, though I think a determined dog could dig in it.

Every water heater in my places could easily be found in housing that costs four times as much.When I initially acquire or turn my rentals, I use several tricks of the trade to harden them.

This was not their first rodeo and, at the first sign of my hardening with them, they did a midnight move-out just 4-months into their tenancy. 

They quoted $4k to drill holes into foundation and pump a polymer quick hardening liquid into it to hopefully remediate.
