And if the community is small enough, go old school and ask to put up flyers at local businesses; nail and hair salons, coffee shops, grocery bulletin boards, etc.

You need to make sure condo rules do not state only a certain percentage can rent out the units they own.You might want to wait for a property that has less (hair) on it as we say in the business for your first one.

Maybe I've only dealt with larger complexes where they take their time prepping the unit prior to a new tenant moving in, and not letting someone move in with the old tenant's hair still in the bathroom sink.

Also, if you can, get a second job or some kind of side hustle (legal of course, like cleaning common areas, cutting hair, cleaning homes, etc.) and use that money solely for paying of debt OR saving for a down-payment, making sure you put it in a high-yield savings account, so it can grow interest while it sits in there......no taking anything out of it.
