I eventually sold my Texas places as I got so tired of all the roof damage from hail and the high property taxes.I agree with @Bill Brandt to start on the smaller scale.

Too many wind and hail storms from the previous few years have pushed rates up.In regards to transferring the title to save $, commercial policies charge the same no matter who holds the title.

I don't need/want my insurance company to be involved in every minor defect the house goes through, I just need the insurance to cover catastrophic loss like a fire taking the entire building.Of course I also don't live in areas that are prone to hail, flooding, tornados, or any other dramatic weather conditions.

One of my neighbors just got a new roof put on, it turns out we had a hail storm last year and his roof was covered by insurance.

We have a 41 unit apartment complex, and our insurance was about 12k per year for an ACV policy, but last year we were hit by a bad wind and hail storm which caused us to have to file a claim for the roofs and some AC units.

Just be aware that with the ACV form, claims may not be covered to 100% of your cost.Example - you have a 15 year old roof with 30 year shingles that is damaged by hail and you need to replace it.

It'd be a slightly ugly 3 tab, but they'd miss the water damage to decking, missing granules due to hail, and lifted/creased tabs.

Breno,Lots of carriers write in TX but I think all at least have a 1% wind/hail deductible which is tough.
